Here's the exciting bit…a day includes
Day to Day Estate Management
Work with our outsourced facilities management providers Mitie to keep our properties in repair
Negotiate with our landlords to secure temporary storage to suit business requirements particularly in support of the peak Christmas trading period
Resolving enquiries from our stores and Regional Estate Manager
Interpret Lease liabilities and advise on leasehold rights and responsibilities
Enforcing landlord obligations
Liaise with our regional solicitors
Deal with neighbour disputes
Resolving subtenant issues
Help look after our Residential portfolio
Instruct and co-ordinate external service charge consultants
Managing any queries and reporting as well as monthly conference calls
Implementing and developing process
Attending landlord briefings
Monitoring and ensuring compliance with contract KPIs
Invoice checking and approval in conjunction with external consultants
Liaise with our accounts departments to assist in resolving accounts related property matters.
Invoice management via our Bottomline payment approval system
Instruction and liaison with internal and external solicitor
Liaison with our external consultants that manage service charge and business rates
Ensure Horizon Property Database is timeously updated
To assist with ad hoc property related matters such as tenant issues, business rates, asbestos management and statutory testing queries as required
What you’ll need to succeed
Extensive knowledge of Landlord and Tenant legislation
Experience of property service charges
Experience working in a customer service environment
Ability to work to deadline and prioritise workload
Able to work both following process and using own initiative
Ability to travel
Confident energetic approach
Good PC skills – Microsoft Office
Ideally be MRICS qualified or working towards this
