Job Profile:

In response to the financial constraints of the UK economy and public sector spending, we are required to provide to our local government clients a portfolio management service with a view to maximising revenue from investment portfolios and providing asset management services to operational portfolios that optimise value. In response we require an Associate Director to:

  1. Take an overview of a primarily secondary retail investment portfolio of 250 units and identify opportunities for rental growth and releasing capital value
  2. Be responsible for delivering a range of lease advisory and consultancy based surveying work generated by the portfolio to our local government client.
  3. Lead on identified projects and deal with co-ordination of due diligence work and town planning to implementation approved property projects, this may include lease re-negotiation to create ready for development opportunities
  4. Prepare and implement estate rationalisation and development strategies both at individual property and portfolio level
  5. Supported by our Contact Administrator to lead the contract reporting to the client on a monthly basis, reporting against agreed KPI's

Main tasks:

  1. To be a part of the Contract and Professional Services team within the Public Sector department in Real Estate Advisory (REA), delivering work to public clients and developing existing client relationships.
  2. To support clients in preparing investment and corporate property strategies, including negotiating agreements with public sector organisations.
  3. Together with other team members to prioritise and implement strategies including disposal and acquisition of land and buildings.
  4. To lead specific work-streams such as managing delivery of advice in respect of specific development opportunities with a particular focus on residential led mixed-use developments.
  5. Undertake Existing Use and Market Valuations on the Council portfolio
  6. To report to the client in letter and report formats as projects require
  7. To work with a Contract Administrator (role is to report monthly on portfolio and case performance) in ensuring monthly reports are submitted and with the assistance of the Administrator to identify shortcomings against contract standards and agree with the Director rectification plans
  8. The individual will need to develop an understanding of client strategies for specific Local Authorities in Central London in order to help them achieve successful rationalisation, and where appropriate to advise on development programmes to enhance their estate.
  9. Draw together and coordinate advice from other business units across the firm as well as external consultants.

Essential Skills Required:

  1. MRICS qualified
  2. Good general practice base of knowledge and post qualified experience: It is likely the successful candidate will demonstrate some of the following skills: Lease Advisory transactions, Property Disposals, Estates Strategies, Understanding of Landlord & Tenant law
  3. Knowledge of development appraisals and understanding of valuation techniques
  4. Experience of the disposal process
  5. Good presentational skills and confidence
  6. Good written and reporting skills sets, evidenced
