Greenacre Recruitment are working alongside a Housing Association in Epsom to recruit a Neighbourhood officer-Home Ownership to provide a high quality service to the Association’s Homeowners (Leaseholders and Shared Owners) and immediate rent tenants. Ensuring that they are managed in accordance with the terms of their lease or tenancy agreement, legislation, regulations and best practice.

Key responsibilities:

* Provide a customer focussed service responding to homeowner enquiries in accordance with the association’s standards of service

* Deal with enquiries relating to leasehold and shared ownership re-sales, remortgages and staircasing transactions

* Liaison with solicitors and mortgage companies and attending court as required.

* Responding to enquiries and processing application for the Right to Buy and Right to Acquire liaising with solicitors and other relevant parties

* Undertake formal and informal consultation including s20 consultation in accordance with the procedures and timescales laid down in the relevant legislation

* To encourage homeowners to get involved through formal and informal channels to influence the service and participate in decision making that relates to their home, neighbourhood and community

* To work with colleagues in other teams (Finance and Asset Management) in the annual review, calculation and reconciliation of service charges and ground rents and responding to all enquiries from homeowners relating to these.

Experience & Knowledge

Essential:

* Experience in a housing sector or customer services environment

* Knowledge of leasehold/tenancy management issues

* Ability to communicate complex issues both verbally and in writing

* Good numeracy skills with ability to calculate and analyse complex numerical data

* Qualifications at GCSE level, BTEC, GNVQ Intermediate, NVQ level 2 or equivalent

* Good IT skills in Microsoft Word, Excel and Outlook

Desirable

* Experience in the management of leasehold or shared ownership

* Experience in presenting tribunals, mediation or court

* Recognised qualification in housing management, property management or a legal qualification

* Knowledge of housing legislation and current issues
