Development Manager – Joint Venture (Counties) - Flexible Working Available

L&Q Counties Joint Venture Development and Regeneration Team are looking for an experienced development manager whilst the current post holder is on maternity leave.
The role offers a brilliant opportunity to the successful candidate to work on the ground-breaking award-winning Joint Venture with Countryside Properties at Greater Beaulieu Park in Chelmsford.
The successful candidate will be responsible for looking after L&Q’s stake in the 3600 home joint venture. The role includes responsibility for the L&Q business plan on the project, representing L&Q at the monthly project meetings and checking that the scheme is delivering the quality and expected returns.
Other responsibilities will include acting as a development manager on the 300 home Arbour at Beaulieu development which is a mixture of 245 shared ownership and 36 affordable rented units being delivered by the inhouse build team. This is a vital role that involves working with all other stakeholders in L&Q Counties to ensure that the project remains on time and on budget. It also offers an excellent opportunity for the successful candidate to be associated with a development that uses modern methods of construction as it is built using timber frame SIPS panels designed and built by Stewart Milne.
It is envisaged that the successful candidate will start in December and will be in post for a minimum of 9 months and possibly up to 1 year. This time frame will ensure that there is a smooth handover with the current post holder before they go on maternity leave.
Our work straddles the private and affordable housing sectors where we act as developer, builder and funder as well as being one of the country’s top three social landlords.
We are looking for a commercially focused, innovative thinker to join L&Q and help us to deliver major regeneration schemes and investment opportunities with joint venture partners.
As part of the Development team your role will include managing L&Q’s interests in joint venture housing development schemes from acquisition to practical completion, seeking new regeneration opportunities, and leading on the delivery of our regeneration schemes.
You will need to demonstrate that you can achieve excellence in:
- Delivering housing-led schemes
- Communicating with a mix of audiences in writing and face-to-face
- Financial and business planning skills including understanding joint venture business models
- Influencing skills with internal and external stakeholders at a senior level
- Negotiating beneficial and robust legal agreements with business partners and clients
This post reports to the Head of Joint Venture Development & Regeneration. You will need to work effectively with senior staff from across L&Q as well as customers and colleagues from other organisations. Your ability to work collaboratively will be critical to success.
A thorough understanding of housing development, project management and awareness of statutory legal and regulatory requirements is essential. Candidates must also be able to demonstrate an awareness of the economic challenges that will be faced.
