The successful Building Services Manager will manage the services through construction phase, verification of initial design to successful commissioning, final handover, and provision of O&M documentation.

Reporting to the Senior Building Services Manager, you will work alongside our construction teams and carry out technical reviews of design documents, liaise with the design team and adjust designs accordingly.

Manage the supply chain and oversee all services installations ensuring the quality and technical compliance of the installations.

This is an exciting role which will see you working across several projects simultaneously and also be the go-to MEP expert for your projects.

You will be based on various projects across the North West as well as occasional visits to the Oldham office. We also know that work isn't the only important aspect of your life, so we are happy to support flexible, agile and working from home wherever possible.

What:

  • Managing Mechanical & Electrical elements of live projects.
  • Take responsibility for and manage the on-site installation and commissioning of all M&E activities.
  • Liaise with all designers and sub-contractors to develop installation and commissioning programmes.
  • Liaise and ensure all required builders works are co-ordinated and in place as required to meet the program.
  • Ensuring M&E design, installation & commissioning programmes are incorporated into the main programme.
  • Meeting with designers and subcontractors on a regular basis to ensure the construction, installation and commissioning works are developing as planned.
  • Ensuring the installation and commissioning works are managed in accordance with the relevant quality procedures.
  • Manage the commissioning works in a sequenced and structured phasing from pre-commissioning checks to live performance testing.
  • Manage and ensure sign off, of all on site snagging/Quality control.
  • Coordinate all works in accordance with Health & Safety requirements including on-site permit systems.
  • Designing of minor work elements to satisfy project specific requirements.
  • Liaising with clients, designers, subcontractors, suppliers and third parties as appropriate.
  • Providing M&E technical input and advice as required for live projects and tenders.
  • Coordinating any temporary M&E services required.
  • Ensure all orders are placed for Temporary site supplies and permanent.
  • Manage and co-ordinate all statutory services and meter operators.
  • Manage any specialist package including full co 0ordination with other subcontractors.
  • Managing the flow of information from the M&E design team and subcontractors and advising the project team of any impact on progress and programme.
  • Providing necessary information to the Procurement Department to enable the procurement of materials and subcontractors.
  • Providing input to handover documents, ensuring the documents are available at the start of construction.
  • Introducing improvements and innovations where appropriate.
  • Liaising with the Commercial and Project Management teams on commercial aspects relevant to the role as required.

You:

Essential Criteria:

  • Appropriate CSCS card.
  • Valid driving licence.
  • Appropriate managerial experience in the services sector.
  • Understanding of all relevant M&E and services legislation.
  • Commercial acumen.
  • Proficient use of and Microsoft suite of Office programmes; inc. Excel, Word, Outlook.
  • A variety of M&E projects in a wide range of sectors.

Desirable Criteria

  • Minimum relevant level 4 qualification (HNC / NVQ4 etc).
  • Design/ Estimating experience.
  • Working towards MCIOB / CIBSE.
